1. Acceptance of Terms

Welcome to UrbanMate. By using the UrbanMate website or mobile app, you agree to these Terms of Service. If you do not agree with any part of these terms, please do not use our services.

UrbanMate is a housing rental and roommate matching platform built for Chinese-speaking renters in New York City. We provide listings, rental requests, roommate matching, real-time messaging, and related features.

2. Account Responsibilities

• You must be at least 18 years old to create an account.
• You are responsible for keeping your account secure, including safeguarding your password.
• You are responsible for all activity on your account.
• If you notice unauthorized use of your account, please notify us immediately.

3. Acceptable Use

When using UrbanMate, you agree not to:

• Post false, inaccurate, or misleading listings or personal information
• Impersonate others or misrepresent your identity
• Engage in any form of fraud
• Send spam, advertisements, or unsolicited commercial messages
• Use automated programs (crawlers, bots, etc.) to access or scrape platform content
• Harass, intimidate, discriminate, or threaten other users
• Upload files containing viruses or malware
• Attempt unauthorized access to other users' accounts or platform systems
• Violate any applicable laws or regulations

4. Listing Accuracy

UrbanMate is a listing platform, not a provider of housing. Users are fully responsible for the listings they post, including but not limited to:

• Accuracy of the rent amount
• Authenticity of property photos
• Correctness of address and location info
• Honest description of property condition
• Accuracy of move-in date and availability

UrbanMate does not guarantee the truthfulness, accuracy, or completeness of any user-posted listing. We recommend inspecting any property in person before signing a lease.

5. User Content

Content you post on UrbanMate (listings, photos, profile data, messages, etc.) remains yours. However, you grant UrbanMate a non-exclusive, royalty-free license to use, display, and distribute that content to operate the service.

We reserve the right to remove content that violates these terms or our community guidelines, without prior notice.

6. Roommate Matching

UrbanMate's roommate matching analyzes compatibility based on lifestyle preferences you provide. Match results are for reference only and do not constitute a recommendation or guarantee of any kind.

Before deciding to live with someone, you are responsible for evaluating their suitability and taking appropriate safety precautions.

7. Limitation of Liability

UrbanMate provides services on an "as is" basis without warranties of any kind, express or implied. To the maximum extent permitted by law:

• UrbanMate is not responsible for any transaction, dispute, or loss between users.
• UrbanMate does not guarantee that the service will be uninterrupted or error-free.
• UrbanMate is not liable for any direct, indirect, incidental, special, or punitive damages arising from the use of the service.
• UrbanMate's maximum liability shall not exceed the total fees you paid to UrbanMate in the past 12 months (if any).

8. Termination

We reserve the right to suspend or terminate your account for violations of these terms. You can also delete your account anytime in Settings. After termination, your data will be handled according to our Privacy Policy.

9. Governing Law

These terms are governed by and construed in accordance with the laws of the State of New York, USA. Any dispute arising from these terms shall be subject to the exclusive jurisdiction of the courts of New York City.

10. Changes to These Terms

We may modify these terms at any time. Updated terms take effect immediately upon being posted on the website. Continued use of UrbanMate constitutes acceptance of the updated terms. We will notify you of significant changes via email or website announcement.
